A green home is a home built to minimize the impact on the environment that occurs when construction begins. A green home will have a positive affect on the natural resources used to build and inhabit a home. Energy and water conservation, less waste, and a healthy environment in which to live are all benefits of building a green home.

 Most green homes require less maintenance and will have lower operating costs than conventional homes. Sometimes the initial cost to build will be higher, but the savings received over the years will more than pay for the added expenses.

 Building a green home should begin with the correct lot purchase. Green homes reduce the impact on the environment and nature features, such as trees and other vegetation must be considered. This will provide value to the homeowner and the community.

 Selecting the right building materials for a green home will reduce the time and money needed for maintenance. It will also allow for less waste of materials during construction.

 One of the most important aspects of a green home is efficient energy use. Energy Star appliances, insulation, and building materials are at least fifteen percent more efficient than those without this important designation. Energy star heating and cooling systems can improve the overall comfort of the home, while also reducing the maintenance involved with other systems. Energy efficient windows in your green home can not only lower heating and cooling costs, but will block the ultraviolet sunlight that can cause carpets and other home furnishings to discolor.

 Lighting fixtures, appliances, and compact fluorescent bulbs will greatly reduce the energy costs to the owner of a green home. Using less energy will result in greater environmental benefits as well.

 Water efficiency is also of great concern to green home owners. Downspout collection points and rain gardens are an excellent way to conserve water, while adding to the value and appearance of your green home.

 When contemplating a green home purchase, or custom building a new green home, it is important to research and understand the concepts involved and the materials needed. By conserving energy through the use of a green home, you are ensuring a better world for all to live.

Free Green Home Plans

Later today we’ll wrap up our green apartment series, but first I wanted to alert you to a super-fly green home site; FreeGreen.

FreeGreen offers spiffy (and free) building plans for green homes. Plans vary in depth, some showing energy consumption between buildings that meet basic code vs. building that have greener features.

HOw it works:

  1. Head to FreeGreen.
  2. Search for a home you like - there are various ways to do this. You can search by type of home, check out the open source network (which is not free, but cool), plus you can search by all types of various criteria like energy use, size, popular green features, and more.
  3. Download the plans you like and even buy blueprints and contact the person above for info. 

EXAMPLE:

I picked one house to check out so I could tell you how this works. I went with the Suburban Loft. Once you click on the virtual tour you can make changes and add custom features. Basic features and concepts are explained during the tour. The image slide show is crisp and really nice, showing both exterior and interior features.

Once you click download, you’ll have to register, but the form was short and fast. Then it asks you if you want basic or premium service (which is $100 a year). The plans are pretty basic but give you a nice idea to start with if you’re considering building green. Plus this particular plan offers slides of both energy features and efficiency.

              Building your own home is one of life’s great experiences - a true reflection of your taste and personality.   1. Building "green" begins with your approach - conventional stick-built or state-of-the-art modular. (This is a personal plea to all you crazy workaholic nocturnal architects and architecture professors who  think nothing of staying up all night, every night, and making your interns and poor students do the  same. You know who you are! I don’t want to get cancer – so please have pity and stop the madness!)

        Lighting is one of the most critical – and most visceral – qualities of an indoor space. The difference  between good and bad lighting can make or break comfort, mood and overall happiness in your home.  Exposure to natural light affects your vitamin D and immune system, as well as your circadian rhythms, sleep cycle and hormones. Studies have linked lack of sunlight to depression (S.A.D), immune problems, diabetes and cancer. According to researcher and director of SUNAC (Sunlight, Nutrition and Health Research Center) William B. Grant, “over 20,000 Americans die prematurely annually from insufficient UVB/vitamin D, and half of those with multiple sclerosis in the U.S. would not have MS if they had had more UVB exposure.”              

                This has nothing to do with building design, but we thought we’d throw it in for good measure. Maintaining erratic sleep schedules and staying up late every night not only require you to consume a lot more lighting (and energy) than is necessary, but it also messes with your circadian rhythms / hormones, and ultimately your health (see cancer research studies for evidence).

The background of the green building movement

It is important to understand exactly what is meant by green building. Green building promotes building practices that conserve energy and water resources, preserve open spaces and are accessible to public transportation.

Green Scene

What is it?
The common definition of green building, sometimes referred to as “sustainable building”, is twofold. According to the Environmental Protection Agency (EPA), Green building is defined as the practice of “increasing the efficiency with which buildings and their sites use and harvest energy, water and materials.” Green Building also includes the practice of “protecting and restoring human health and the environment, throughout the building life-cycle: siting, design, construction, operation, maintenance, renovation and deconstruction.”

Historically, the green building movement is associated with the 1970s environmental movement. Much like today, at that time U.S. citizens were concerned about the countries dependence on foreign oil. Consumers and politicians became committed to seeking new ways to use less petroleum-related products. To this end, the U.S. Government introduced numerous pieces of legislation, including the Environmental Protection Act, designed to encourage environmental responsibility.

More recently, the government has recognized the need to include these principals in building and construction. The green building industry has gained in popularity in the 1990s.
